What does our 10-step service include?

When working with a buyer’s agent you want to be able to establish trust and know you are going to get looked after. Before engaging us, we discuss how we can help you find your next purchase. This is the chance to ask all your questions and determine whether we are right for you.
Should you choose to work with us we will book a strategy session to discuss your situation. During this stage of the process, we determine what your goals and needs are. In doing so, we can establish a client brief and discuss the ins and outs of what you are looking to purchase.
If you haven’t already begun to look into your finance (lending) and obtaining a pre-approval this is something we can help you with. We can recommend a mortgage broker who can assist you throughout this process while we find you your next investment.
Once we know your search criteria you can sit back and relax while we commence our search to find the best property for you. This process can take days to weeks as we sift through the market to find the best property for your circumstances.
Once a suitable property is found we will commence our extensive due diligence in order to ensure the property ticks all the boxes. During this stage, we look inside and outside the property to ensure you won’t have any headaches down the track. The property is then sent to you, and you can tell us if you are happy to move forward with the purchase. Not interested in the proposed property. No problem, we will work until the right property becomes available.
If we get the tick of approval from you, we will request to inspect the property. Here we can gather information on the condition of the property and identify any work that may need to be completed throughout your ownership.
If everything stacks up, we will then make an offer on the property. Our offer will be sent to the seller’s agent, and we wait to see if we are successful. If we are unsuccessful, we can either resubmit an offer or rinse and repeats to find another great property for you.
Once the property is under contract, we then work to satisfy any clauses we have in the contract such as building & pest inspection and finance. When this is complete the property goes unconditional!
On settlement day we organise with your solicitor to make sure everything goes smoothly. Once settlement passes the property is now officially yours, congratulations! If you are an owner-occupier your journey finishes here and you can now enjoy your new home.
For the investors, the next step is to sort out tenancy for your investment. If the property is vacant or tenanted, we can recommend an exceptional property manager who looks after properties in your purchase area. They can assist you in changing agencies or finding the ideal tenants!
